Four-Point Inspection Roof Report in Fort Myers Beach, FL

Four-Point Inspection Roof Report in Fort Myers Beach, FL

A four-point inspection roof report in Fort Myers Beach, FL covers the roof portion of the four-point inspection that insurers request on older homes. The four points are roof, electrical, plumbing and HVAC. Florida carriers ask for it most often on homes 25 to 30 years old or older, and more insurers in other states are starting to follow.

For the roof section, underwriters want specific answers. What is the covering? How old is it? What is the remaining useful life? Are there signs of leaks, damaged or missing shingles, or soft decking? Many carriers will not bind a policy on an asphalt shingle roof older than 15 years or so without that report, and some require the roof to have at least three to five years of life left.

Our inspector records all of that on the form and backs it with photos of each slope, the attic side of the decking and any stains on interior ceilings. We note the permit year for the last roof replacement if you have it, because underwriters trust a permit date over an estimate.

If the roof section would get the policy declined, we tell you why in plain terms. Then you know whether you need a repair or a new roof before you shop carriers. Call (888) 679-3978 and Fort Myers Beach, FL Roof Inspection will set up your four-point roof report.
